Commercial investment firm purchases Charleston medical facility

Anytime commercial real estate investors come into the Charleston area to acquire property, it's a vote of confidence in the strength of the local community. It's also a sign that the local commercial real estate market might be on the upswing.

Recently, The Sanders Trust, and out-of-state investment firm, completed a transaction to purchase the Roper Medical Plaza. The 60,000 square-foot medical center sold for $19 million. A spokesperson for the firm indicated that they are excited for the opportunities that this particular complex will offer for those seeking medical care in the Charleston area.

Built in 2009, the facility is an example of emerging trends in the health care industry. The building is associated with a hospital in Charleston, and serves as site for individuals to seek a wide-variety of health care options. In addition to providing basic care, the facility also houses a diagnostic imaging clinic, outpatient surgery and dental care. More than anything else, it represents the kind of convenience and easy access that patients desire.

According to reports, The Sanders Trust has been very active in acquiring properties over the last two decades. In total, they have invested over $500 million in properties and acquire nearly $100 million in new real estate each year.

A company that initiates such large transactions on a regular basis is well aware of the risks and hurdles associated with purchasing commercial real estate. Aside from securing the financing for making a large purchase, investors could run into problems surrounding ownership and property titles. Rather than worrying about these difficulties, it may be wise to employ the services of a real estate attorney who has the knowledge and confidence to ensure that a transaction is processed smoothly.

Purchasing a commercial property offers a wonderful set of opportunities for investors and their community. Furthermore, if the right steps are taken when acquiring the property, then investors can focus their energy on developing their property and generating business.
