Zoning approval needed in South Carolina real estate development

A Charleston-based commercial real estate developer set their sights on undertaking a major development in another South Carolina city. For the last few months, the developer has been working with city officials in Greenville to begin the construction of a downtown site that will include commercial and residential space.

Though some city officials are already on board with the plan, there are essential considerations that must first be addressed. In particular, the developer must receive approval from the local planning commission to move forward with the plan, which will require mixed-use zoning.

Next month the developers will present their plan to local officials in order to receive zoning approval. If the approval moves forward, developers hope to complete construction on the property that will include retail stores, restaurants and 375 apartment units.

Although there does not appear to be any major roadblocks to zoning approval for the project, it is still an essential component in developing commercial real estate. Even if you have funding arranged and all the other paperwork taken care of, failing to mind the necessary steps to receive approval from the local zoning board can completely sink a great real estate opportunity.

As the economy slowly rebounds and the local real estate market stabilizes, there may be a number of opportunities for Charleston residents to develop or purchase commercial property. By taking care of the seemingly minor -- but crucial -- details to make a real estate deal successful, local developers can focus their attention on bringing commerce and opportunity to their community.
