North Charleston mulls ordinance for unkempt commercial property

The North Charleston City Council will soon be weighing in on a proposal that could have major implications for those looking to sell or buy commercial property within city limits. Recently, local real estate professionals raised concerns about the proposed ordinance, which led city officials to spend more time considering the issue before putting it to a final vote.

According to reports, the ordinance would give the city government more authority to demolish or order "dilapidated" business properties that are in violation of local safety codes. Proponents of this change say it would essentially put the rules for commercial property on par with those currently in place for residential real estate.

Local real estate observers requested that the city council delay the vote so they could look closer into the proposal before issuing suggestions.

At this point, there is no set date for city officials to revisit the issue, but it could definitely have an impact on those who are involved in real estate transactions. It's not uncommon for various ordinances and zoning issues to play a role in the sale of purchase of commercial property, so it's important to make sure that any safety code violations are addressed during the transaction process.

When looking to purchase a piece of property that may need safety updates -- or may even be the subject of demolition -- it's important to understand how local regulations could impact the property before, during or after the transaction is finalized.
