What does real estate law entail?

Real estate and property laws are important if you're planning on buying or selling a property. Real estate and real estate property consists both of physical buildings and the land that is under those buildings.

In real estate law, you can have either a residential or commercial property. Your land itself can be bought or sold with or without the buildings set on that land. Interestingly, land may be owned by more than one person, and titles can switch hands quickly between family members, providing special rules for how the property is cared for.

While real estate attorneys aren't needed every step of the way during your real estate transaction, it's a good idea to have yours present if you're planning to write up a contract, buy a property or sell a property. Your attorney can make sure that the title for the property is clear and that any contract is legally binding. Your attorney can also see any transactions with the home in the past, so you can make sure that you won't have to deal with others trying to claim the property as their own.

Your attorney will make sure any contract you have is fair to you and the other party. That means that you can rest easy when you do sign the document, since you know that someone working with you has taken the time to look at it from a legal perspective and has said it's a good legal contract that will be binding and work in your favor in the future if you try to sell the property you've purchased.
